Houses are routinely gone within a week now with multiple offers at full or over the list price.

However I don't have any first hand experience on the payment side; if one routinely clears payments faster maybe that would help me choose.

I wouldn’t expect them to maintain it like clearing the food trap or checking the integrity of the seal so perhaps make that part of your routine maintenance to extend the useful life of it.
