My wife and I found the house by searching the MLS religiously, we just wanted to buy our first house... there was no element of it being an "investment" beyond just gaining equity by owning vs renting.

You do FB, Instagram, Twitter and all those for FUN, if that's how you want to spend your time ;-)If you want to generate REAL leads online, I suggest two opportunities:1) Google PPC (AdWords) - it's the best deal - people are SEARCHING FOR US THERE2) Craigslist - I think it's kind of a wasteland with a gazillion posts by wannabe investors, but I post and repost religiously and get a lot of calls & form submissions from it.

I think I have a lot of limiting beliefs since I know duplexes can be bought at a good discount but I just don’t feel like it’s realistic that I will find one on the MLS with such little experience and be able to close on it.Thanks for any advice or inspiration, everything is appreciated.
