Without a doubt the kitchen and bath are your two areas where your property will shine in the potential renters eye.I am about to commence on my In law suite and I am at an impassse when it comes to selecting Cabinetsmy contractor wants to go builder grade. but painted. and we will swap out the doors to go with a more modern look. i had some cabinets picked out from Lowesbut i also like some of Ikea's offererings However,Ikea build quality is suspect.I am only dealing with line set up on a 12 foot wall.with 24 inch stove and 24 inch fridgeso my cost will not be too high no matter which way I go.

I am working with a woman now that will be a perfect flip opportunity if I can negotiate her to 15-20K where another man who has a property in an amenity filled community would be a perfect vacation rental if I can talk this guy down to 40-45K then it could be a flip with some modernization or perfect for a buy and hold with great ROI and cashflow.

Even though they are relatively modern homes, having a better cushion would prevent you from dipping into your cash-flow for any big ticket items in the future.

I had the same situation in lakeville and my realtor told me not to do it.I did it anyways because it looks nicer and it will sell quickerPeople now want modern and the orange trim makes it look dirty

Knob and tube looks like this, flexible armored cable looks like this, and conduit looks like this.If it's BX, and it needs to come out for some reason, about the only thing you can do is pull the whole wire and replace it with modern armored cable; you can't easily put new wires in the old metal armor.
