The key dynamic to success in  rental investments is CASH FLOW unless you are willing to Speculate on just Appreciation (Betting on Appreciation read another way is Gambling).

Someone can send you something you find online, but to @Greg Scott's point, unless you have consulted with someone who knows LLC and asset protection nuances in and out (particularly with establishing WY LLCs for presumably the holding entity) you really are gambling with whether it is a good Op Agreement that covers everything for your specific situation. 

We have an accountant who has been doing our personal taxes for years, but last year we bought a vacation rental and he told us we owed $4,000 this year before we even gave him any of our Financials so I feel that he has either quit caring or is somehow fraudulently filing to get more from us.

I don't think it would rent enough to pay the loan and I would be gambling on me paying the difference.

I would not sleep well at night having made that gamble.

But I guess that is a gamble and would the owner see it that way.

They also don't take land they've invested a great deal of time and money developing and gamble it by placing it into a venture as you are describing. 

If you are going to gamble on the STR play, I would be sure the property will cash flow as a long term or you are willing to deal with the vacancies of a mid term.

I don't know what @John Thedford is talking about, but wholesaling is not fraudulent unless I misunderstand his statement which he would need to clarify if he wants to

The are you can gamble on is Clark Fulton, still a lower class are but MetroHealth is injecting $1b into the area, so with time the area will gentrify and values will go up even more.
