Now I know that's hyperbole, but down to the smaller scale, granite counter tops is valued more then tile counters, etc...

In the next few months I plan on updating my kitchen by refacing my cabinets, putting in a new countertop, and buying new appliances (need to install dishwasher as there is currently not one).  

As for the interior, here is the high-level order: - Demo - Mold Remediation - Framing - Rough HVAC, Electrical, Plumbing (any order) - Drywall - Carpentry (Doors, Windows, Subfloor Repair, etc) - Major Concrete/Tile Work (Fireplaces, Showers, etc) - Painting - Flooring in the Kitchen and Baths - Cabinets/Countertops - Sinks - Finish HVAC, Plumbing - Finish Electrical - Additional Tile Work (Backsplash, etc) - Appliances - Flooring in Rest of House - Trim - Outlets/Switches/Registers/Smoke Alarms - Mirrors/Towelbars/Other Finishing Details - Cleaning Some things can be done in a different order.

Also remember, for a 300 to 400 dollar a month apartment, I would not replace the counter tops.

there are ways to make tile look custom on a budget..granite countertops always impress a buyer who isn't expecting them and isn't seeing them in the other homes they've already looked at.

As such, having granite countertops, higher end carpet, multi paint colors, lush landscaping, new kicthen appliances (stainless steel), mirror sliding closet doors, ceiling fans, recess lighting, etc. all cost money but get high returns in my area.One other note: Because I complete higher end quality rehabs, my time on market before accepted offer averages under 14 days!

That includes paint, carpet, countertops, flooring, tile, etc.$75 per sq ft for gut-out rehabs.

He came back while putting the kitchen together and asked if we were ok to go up to 22k total to install Granite counter tops.

Hey guys,I need to decide on what to use on my  counter tops for a rehab that is going to be a rental @ $1500 a month.

Home Depot is taking about 6 weeks to get our countertops.A local company would have had countertops in a few days to a week.
