Essentially, Fee title doesn't transfer to the buyer, but they have a cloud on the title because they are in contract to buy it.

I know most data for meters is stored in the cloud now, but I doubt any big public utility would give up that info without signed consent.

Those that choose to jump into some strategy learning the mechanics of a deal are pretty much the dream chasers.

It is wise to have an Identity Statement sheet from your title company so as soon as you put the property under contract you can have your title company run the title and when you market the property you will confidently tell your buyers that the property is cloud free.

The problem with hype is that it clouds realistic drive and determination.  

When mobile homes are in parks there is little way to cloud a mobile home title until the sale.
