Help with Auction.com

There is a house on Auction.com that I plan on bidding on. I just spoke with a rep from this site, and they recommended I do a title search on the property before I bid on it. Is there an easy way of doing this without hiring a title company? I'm just not sure how it is realistic to pay a title company to do a search on every property that I bid on.

Also, this I a property I have already bid on while it was listed on the MLS - I'm not sure if that changes anything with my scenario.

Hello Kyle,

Now, I started with Auction.com back in 2010, and have done 11 deals ( bought, renovated and flipped). Every property was a unique case.

Of the 11, one of the property in Northern CA, did not work out right. There was a 21K lean on the property and had to rehab it for additional 30K. Although, I did not loose much on this one, there was no profit for all the time/work I put in.

Rest of the properties were all clear. Currently, I hold one property that was a short sale on auction.com and am renting it out. I changed from flipping to buy/hold model now.

So all in all, here is what I would say. Buy those properties that clearly mentions that buyer will get a clear title. There are all kinds of properties sold through auction.com, like sale deek/quit claim deed, foreclosed and not vacant, income producing etc etc etc.

Also there are other tips, I can tell you if you connect with me offline on how you are work with auction.com themselves.

Your due diligence as is case always is the Only best thing. A new thing I have learnt is that "If in a given zip code there are hardly 1 or 2 properties on auction.com" tells you a lot about the location and it should be a good deal. If there are lot of properties in that town/zip code, something to look deeper into.
