You did the right thing.Next time just remember to meet him during business hours.People's behavior is always interesting when it is time to pay for a service, I have stopped assuming things.

I think that may be my best indicator by far of this specific dog's behavior.

There were expectations of responsible behavior, and consequences for breaches of discipline, and there was always an audience awaiting the outcome.  

We'd be having a "talk" about that behavior and hopefully come to an agreement right then and there, and document said agreement. 

Since she is exhibiting what I would call "attacking" behavior ... this could wind up costing you lots of money if you allow this to continue.    

I would suggest looking for a PM that has those kinds of characteristics and behaviors.

Hi @Catherine Decker - I vote for the "no trespassing" as a first step.Next, people will change their behavior once the see signs of your property being actively managed.

Remember that they are at their best behavior in the application process.

In that letter,  list the dates and times of problem behavior and in the letter state that these tenants are disturbing you and your wife's right to "quiet enjoyment" of your property.  

The moral of the story here is be careful about behavioral issues when screening.
