At work they excel, but unfortunately at home many have the same issues as the general populace, over extending themselves wihtt heir money, alcohol, and inconsiderate.

Everything is convenient there; restaurants, drinks, shopping etc.

From that point of view, I don't particularly care where they get the rent from - if everything else checks out well (2 DUI's would be a flag for me as someone who apparently has a drinking problem), I don't really worry too much about it.

The reason is that your customers like to hang around their different 'drinking holes'.

You'll find that dudes (yes, it's always dudes) build homemade bars and shelves to attach to walls for drinks.
