The best answer most of them can give is, "just figure it out".I have a problem with that the way people here on BP have a problem with me being an affiliate marketer.For me, that's why having an investor community is so important: I can see what people do, and in the study groups we learn how they were able to do it.

I have no affiliation with them.If you just have the capital and are looking to partner with a sponsor who brings the deal (or experience), you will be working with less experienced sponsors who do not have an established investor database and/or the net worth and liquidity to qualify for financing.

However, I did not have the money for rehab, so I worked with a separate lender (although affiliated) on a 20k personal credit line, allowing me to rehab both sides and have ~10k left over (property needed the basics: carpet, paint, some drywall and appliances).

The source of our data is a division of First American Title called Core Logic or RealQuest (we have no affiliation with them whatsoever).They are the industry standard for real estate mailer data for all types of real estate, in my opinion.
