I don't know what kind of trees you are talking about but they sound like trash trees that grow on fence lines when people don't keep up with the edging; they're usually invasives or things like Norway Maples that are not natives and are heavy surface rooters.

It's like buying a home and the electric water pump and etc... were taken out and sold.If the well has enough water you can water your lawn, or a herd of horses with it...Some of those old wells are only drawing from near surface water and may have contaminants if you drink or bath in it-- it might not even be drinkable safely by animals.If it was drawing from an aquifer down deep with good drinking water that would be best.In your area the bored well may be appurtenance, and the pump and windmill gear may be too, or the mechanicals may be personal property (???)
