5-Unit Deal Analysis

I'm looking at a 5-Unit Multi and looking for some input.

The units consist of:

4 1bd/1bth - local rents around $550

1 2bd/1bth - local rents around $750

Annual Taxes are $2,900

The units are in rentable shape with 4/5 currently being rented. I've asked, but haven't found out how much they are receiving for current leases.

Asking price is $180k.

Any input on the offer is appreciated.

If I go for hard money what rate should I ask for to have a margin of safety for myself?
