We have signed complaints from property managers, contractors who have been abused for not doing what the tenant wants rather then what we have authorized.They have also informed us they are running a business from the unit, in violation of the lease.We have offered them an early exit from the lease, ahead of schedule, waiving any costs for the early exit, no response to our offer.We resent our offer and requested they respond.At this point, they are not behind in the rent, we have had bad checks but all cleaned up by now.

I would never put expense on a tenant because (as Max is saying) they will ignore a leak or howling AC until the damage is far worse.I always make sure the vendors know they should report anything that smacks of tenant abuse, and we bill the tenant accordingly after the fact for those issues.

Cops would not take things seriously, then a friend of his said that there are key phrases that the 911 operator looks for and priorities accordingly.The phrase he was told was "if you don't come, something is going to go down".Interestingly, this abusive neighbor of his had only ever gotten verbal warnings from the cops.

My personal experience is that due to abuse of Land trusts by those who try to short cut everything, the title companies are simply declining to insure land trust transactions.

@Jeff Filali  This is the kind of crap that makes people like me despise the entire wholesale/contract flipping enterprise - and especially the gurus who make money teaching this garbage.The homeowners were seriously abused throughout this and they suffered very real damage.As to the sellers doing more due diligence, sure.
