You do need to be adequately insured or it will be ammunition used against you to try and pierce the LLC, but ideally, at least for smaller RE Investors, no single LLC should hold enough assets to warrant an umbrella policy.

Might be a good idea to check with another title agency just to make sure you are not being taken for a ride.As to filing a QC deed or a Warranted Deed, they are both usually one page and need the signatures of both parties - one is not more difficult than the other.

Thats exciting.A few things to consider -make sure you are actually pre approved, not just pre qualified-see if the lender can provide a list of 'warrantable' condos, you don't want to waste your time with communities that are 'non warrantable'-make sure the complexes are solvent..have money set aside for repairs to roofs, sidewalks, lighting, pools etc.

I am not sure what size properties you are buying, but one of the issues with a lot of these out of state properties is that they are so cheap that they almost don't warrant the added cost of LLC setup and accounting work during tax season.

As an agent, I grew very tired of trying to find a broker that didn't disallow something - or several somethings, such as:A lot of brokers in Ohio don't permit property management - not that I want to be in that field, but occasionally something would come up where it was warranted (and worthy of my time), but alas, I had to refer the business elsewhere.I won't even get into the wholesale/assignment of contract topic - I was with another broker for a long time (also an investor) who allowed it, because he understood it.
