If you want to stay with an FHA loan, you can refinance as an FHA Streamline.

Streamline 203k (under $35k with the 10% contingency)...Not required.

Also the back of the  hous e has  some  cracks towards the foundation but when I  go to the basement I  did not see  any water damage.I'm not for  certain but I was  quoted  at it being arounf 10-15k worth of  renovation so  I would  do a FHA 203k streamline.

thanks @Rob BelandWe have been trying to streamline our system on a large scalable version. 90 days out we do a 3rd party inspection to see how they are treating the home and that report is our determination whether we want to renew their lease.

Truth be told, I have only lost one case (which was commercial), but the process with a couple of the properties was less than inspiring.As I said, I know the process has been changed/streamlined and most of my experience was before/during the fall.

For those of you who have multiple properties in many different areas and/or different states, how do you go about streamlining the process of inspecting, moving out, and cleaning of the unit so it's immediately ready for the next tenant?

There are several properties that don't cash flow well with the list price or the reduced pricing that I do.As I become more versed with this I expect that this process will get easier as I've already streamlined my spreadsheets to give me the bottom line numbers.Thanks all!

Often times when I work with my clients, its easier to take who the lender suggests because it might streamline the processing a bit more.Otherwise, maybe check with Obie?
