Yes it get's dirty, but it's easy and cheap to replace, and if your renters are semi-clean people, there's a good chance you'll be able to get away with just cleaning it when they move out.For house #2, always do tile in the wet spaces (kitchen/bathrooms), relatively cheap, durable and easy to replace.
