The HOA where I am looking to purchase will allow short term rentals as long as greater than 6 months.You are going to be hard pressed to find someone that will stay in an STR for more than 6 months.

As for staying in constant contact, I believe that with the right criteria and systems in place, the need for continuous communication can be kept to the pressing matters (screening tenants, CapEx, etc.) .
