I've also been looking at the Affordable Loan Solution® mortgage from BOA (3% down, no mortgage insurance required), but I guess that loan has restrictions, such as the "borrower’s income cannot exceed the area’s median income" (somebody told me this restriction...still need to do some more research on it).I guess I'm worried that the PMI of the FHA loan will end up causing me more harm than good.

I just don't want to go through the work of doing that if it's going to do more harm than good.

This was a short lived but stressful couple hours and I thought all is well that ends well and no real harm done.

You are doing buy and hold so that isn't a big a deal as if you were rehabbing, but still important to know.If you aren't involving him at all then no harm no foul.

Just to be nice - we had no desire to harm the buyer for an issue caused by their lender

While it is obvious that you mean no harm, not all in the business have fallen into that category and the state has stepped in to protect property owners from sharks. 

so I don't see any harm in waiting as it is stabilized with a tenant who is a neat freak and likes the place.
