@Jeffrey Stein if you find something on the MLS that fulfills the 1% rule and has upside in the Triangle Area, please let me know where that is.

@Matthew Trotter Purchasing a home as an owner occupant, fulfilling the residency requirements (normally 1-2 years depending on the loan) then moving out to a new house that you will owner occupy is perfectly legal. 

Maybe it's partnering with people to help them do what you already know how to do, which would be super fulfilling.

Fulfilling their requests for materials is time consuming so I have a big head start when I get this going in January.3.  

I know about the 2% rule, but I don't really see many properties that fulfill that rule. 

But don't worry...plenty of people have lived long, healthy, exciting, fulfilled lives on far, far less than $10K / month. 

In essence, my why is to fulfill what I believe is my God given responsibility to be a provider for my family, especially my wife.

All complimented with Amazon fulfillment centers, google, and more tech manufacturing jobs.The bad reputation comes from OOS investors wanting $20k D market properties.
