You will likely still have plenty of red tape to deal with between the architect and the City permitting process, etc.

This doesn't include soft costs (architect, permits, etc.) or site work (septic, roads, grading, etc.) if applicable.

My architects decided to make 2 duplexes out of the space so as we speak I’m in the final stages of the first duplex and the plan is to start the second in the coming months .

My husband is an architect and I’m a designer, so we have some skills to make updates if needed.I have up to $70k to put down.

I have an excellent team, including architect and contractor.

Look for #'s on trucks, look for plans laying around and get the name and # of the architect and engineer.
