Basement and first floor needs spacle finished, primer, paint, trim & doors. 2nd floor needs primer & paint.I'll still get other quotes but how does that price sound?

You are getting trimmed 2-3 times at once, higher rate, lower market value, less demand if you want to exit....LOTS of people get wiped out in 08/09?

If they are occupying a POH then you can give them that as well.Beyond eyes and ears, they need to read submeters and report those back, assist coordinating repairs for infrastructure, tree trimming, etc.For special items like selling a home they can field phone calls from buyers, get the paperwork going, and put out bandit signs, etc.  

I have been debating what to do with the golden oak trim and cabinets.

So we did "his and hers" duplexes, and she painted hers with pink trim. :)The cap also does not apply to a primary residence.

House also needs a new roof, exterior trim paint, etc.

From gutted to finished is a bit of work between plumbing, Sheetrock, trim, painting, tile etc... it's not just a couple days worth of work, probably a couple guys for a week. $4500/80 hours is a little under $60/hr to cover labor and all business costs.
