@Daniella Lamis I'm partial to Orlando for many obvious reasons (year round great climate, huge area growth, #1 vacation destination worldwide, theme parks, close to beaches, awesome airport/transporation, close to several cruise ports etc...) there are variable that you will need to understand to make the most of your cash flow, but we've got it all.

For example in Disney area people wants pools, an HOA with a resort feel, close to Disney, and theme park theming in the rooms.

Seeing what I can make throughout the different seasons, I'm looking at around $4k per month and $3.3k in expenses (between loan and 25% management fees, and odds and ends)It's about 20 min from the beach, in a mountain town overlooking the Med, but is definitely more of a retreat. 4 beds, 3 baths, beautiful terrace with a hot tub you can soak in while staring at the Med.

While the areas to the west of the med center has changed - Montrose, Rice Village, Braeswood, Southside Place, that particular area has not seen the transformation.
