Secondly, I generally work with 1 title company that,  frankly through trial and error,  stood out as the best for deals in Columbus.  

If you make it to court then the judge will also want you to potentially negotiate out an agreement, and if that doesn’t work then you’ll go to trial where the ruling doesn’t always go to the landlord.

We have had issues with their poor attention to detail, untimely/incomplete communication, and generally not feeling like they have the drive to get our one property we have on "trial run" with them rented. 

You'll know whether or not you can or should share your trials and triumphs with them, or if Thanksgiving will just leave you asking for somebody to pass the gravy.Families are tough.  

You don't get to choose and scheduling repairs can sometimes be a trial.

I would actually see them not even going to trial for a self defense shooting of the person breaking into the house. 

Good investment for them if they do an extra flip a year with what they learned, they both are doing multiple deals right out of the gate.If you're net worth isn't a multiple of $35k, and you're looking to do 1-2 a year, prob not worth the coin as there are many less expensive ways to learn things, they just take more time and effort (and probably some trial and error).A good analogy is opening a business by buying a franchise or starting from scratch.  

So, Tuesday was a court date and the court lawyer(the one who works with the judge) said a trial made no sense and to try and settle.

I've done the trial for quickbooks self employed and loved it.
