I think their experience while not directly in real estate translates fairly smoothly to the operation and management of a real estate investment portfolio or company.

It's a scam but another cost that is going to translate into higher rents.  

By sending the money to you, you are commingling asset and in case of lawsuit the opposite attorney will tell the judge that your LLC is a sham and an alter ego as you receive the money directly.

Translation the IRS doesn't want Mom to gift you $300000 tax free as you don't pay income taxes on a zero interest loan. 

Does the knowledge from single-family investing translate to multifamily? 

“New Investor” - translates to “you won’t know what is a “good deal” or “trouble” is at any turn” - be it what a good flip looks like up front, dealing with contractors (which is often a nightmare - and compounded by being out of town / out of state), budgeting, inspections, making sure work goes as planned, etc.BRRRR with no money down as a beginner is probably not going to happen especially out of state.  

In general, if you are priced at market rates, each % of vacancy will translate in to approx one week per turnover.
