“New Investor” - translates to “you won’t know what is a “good deal” or “trouble” is at any turn” - be it what a good flip looks like up front, dealing with contractors (which is often a nightmare - and compounded by being out of town / out of state), budgeting, inspections, making sure work goes as planned, etc.BRRRR with no money down as a beginner is probably not going to happen especially out of state.
