Any tips on rebuilds? 

Can you use those as a foundation up rebuild or New Construction?  

I am in the process of a full gut rebuild after water damage.

You want to be sure the GC’s general liability insurance will cover the cost to re-build.3.

However the building in which this unit is being located is being sold to a developer who will likely tear it and rebuild a large multi-story building.

In an effort to rebuild communities and make a modest amount of cash I have decided to buy the vacant lots for $2,000 or less because most have the infrastructure ie water, electric, gas, and curb cut existing thus saving minimum $14k in development cost while purchasing the lots from the county land bank saves a minimum $8k.  

But, other parts of the city are seeing revitalization, renovation of historic homes and overall decent growth (Aaron McGinnis is a BP guy who is doing some major rebuilds in parts of downtown and has been very successful).Then, if you move to the suburbs, there are some great areas to hold rentals and some great areas to rehab/flip single family homes.

Get a roofing crew who only does roofing work and get a separate crew to do the demo and rebuild, etc. 

While insurance might rebuild your property, the bigger issue is the loss of jobs, local businesses, and essential amenities.

As you mentioned, Mexico Beach is still rebuilding.
