I like hardwood because it's so durable and desirable for the tenants that like my places.

My floor only has hardwood floor right now.

Also, something allot of people overlook in these older buildings, if you have hardwood below the carpet get it refinished.

We are replacing bedroom carpets (rest is hardwood), had to do some heavy duty scraping (travertine tile floor and the goobers that did the grout did not wipe the excess off the tile at all) and deep cleaning in the bathroom (tub was BLACK on the bottom!) 

The tenant then began to complain about the amount of dust in the air, and said his daughter was having issues with the sawdust in the air (we refinished the hardwoods).  

I know "REAL" hardwood floors sound great.
