It is a loop pole in the RE industry, brokers are losing money because of it and they know it.

I knew what the average house was like, what the worst and best I could expect (short of someone actually poking "closet pole" holes in the sheetrock in an entire house-don't ask how I know about this) and what the average rent would be.1-7.

He's got a 2000sf+ house w/ a pole barn on 2.5 acres appraised at $175k.

Condition of roofs, sewer lines, water lines, electrical lines & poles, curb appeal as to landscaping, exterior painting as well as interior painting.

Each road block I hit, each friend/family member/person that tells me I'm crazy or I won't succeed is just fuel to my fire.

You can only get 1 month for security here so usually I do only security and first months rent. sometimes also a fuel deposit.

I have been listening to a lot of the Biggerpockets podcast and they have really fueled the fire inside of me to get started in real estate investing. 

The land, land prep (clearing, gravel driveway, DOT permit, stumping, graded for slab), survey, utility taps (and power pole), septic permit & perc test, septic tank placement, all that not included.

Alternative building materials makes me  a wee bit nervous, since I work for a large timber/wood products company and that income fuels our real estate adventures.  

In addition badly corroded valves for the heating system and replacing the PVC vent pipes coming out of the fuel tanks to fireproof material.
