Either way would be fraudulent and/or forgery.

(Hell, that's sometimes true in A&B areas, too.)One note addressing the BBB issue....the BBB is a thoroughly fraudulent organization.

Its honestly a gamble as to which will have better appreciation.Do you prefer more rural or more urban? 

I am probably guilty of near reckless gambles in my life, so I hope you come through this to see some profitability.  

If you're selling a contract and you know that contract can be invalid then your product is flawed, you're selling bad merchandise, you're also entering into fraudulent waters making implications to the buyer of that imperfect contract. 

I recognize my gamble being that more rentals or single family homes are built than exists a need for.

There's a scenario posted on www.memphistaxsale.com blog wherein a past owner of a Tax Sale property may have fraudulently obtained titles/deeds/etc.  

That's irresponsible and maybe even fraudulent if you are telling your investors that.
