Now if leverage all that other 160k and the market crashes and I don't have enough to stay a float, I'm screwed........I have 200k and I spend 200k and buy the house...... now I have no $$ in the bank for now.....the tenant is paying my rent and all of it goes in my pockets (minus insurance, tax etc), so my saving starts to slowly grow back up..... takes a LONG time to get back up to having 200k in that account.
