You could get a judge who is a ghost hunter in their spare time and completely believes in it... unlikely but you catch my drift :) Heck some people I know would WANT to rent it out specifically because it's haunted!

I have a few that will float expenses but even some of the other good ones need to get paid pretty quickly.But having a protocol is a very good idea.

Now if leverage all that other 160k and the market crashes and I don't have enough to stay a float, I'm screwed........I have 200k and I spend 200k and buy the house...... now I have no $$ in the bank for now.....the tenant is paying my rent and all of it goes in my pockets (minus insurance, tax etc), so my saving starts to slowly grow back up..... takes a LONG time to get back up to having 200k in that account.

I haven't stood in line getting paint mixed or paid retail for coatings in 12 years.This efficiency kitchen was painted with a $9 mistint and flooring re-done with remnant floating vinyl. 

But be very careful on floating your rate, you could get stuck paying a higher rate or more points if you or your originator make a choice to wait too long.

You need to make sure you have enough capital to afford a down payment, carry the mortgage during construction, and float the construction costs until the bank has a chance to review the work and release construction funds.

My day job just cut my pay , my marketing funds was cut and struggling to keep my wholesale business a float so I have to play it smart on what I spend my money on.
