Pay attention to the little things: faucets, cabinets, cabinet hardware, ALL floors (not just the carpeted areas) light switch covers, outlet covers, sinks, baseboards, counter tops, light fixtures, these small things can add up quickly in material and/or labor costs.

Would love to get some assistance from the BP folks local to Davis or Sacto area...wife and I live up in Chico...plan on selling our house that's been a rental for awhile once lease runs out end of summer.Need to get some early connections with:1) Recommended listing broker whom knows the area well.2) Design build firm to help with light remodel and ideas that would make the place "pop"-- house built in 2000 with no upgrades since and has been rental since 2012....along with usual painting, we plan on doing prob new countertops/backsplash/appliances, prob flooring (vynyl plank vs other) and stainless appliances (currently all white) along with master bath upgrades (1st off get rid of Carpet(!)

If the tenant has a cooking accident and ruins the hardwood floors, countertops and glass cook top, who will pay?  

I am in the research phase for my first property looking to do hardwoods floors, new cabinets in kitchen, new countertops for kitchen, new kitchen appliances, new bathroom vanity, new toilet, and tile for bathroom floor and shower. 

It's an original 1990s oak cabinet kitchen with laminate countertops, it's doesn't need the SS upgrade.I went to Home Depot and picked out the $299 Whirlpool (on sale from $399).

The kitchen shows nice with granite countertops.

I get my cabinets (Ready To Assemble, all plywood boxes) and my prefab granite countertops (9') from the same supplier.
