As you mention you are only sending out a few targeted letters, there are a few rules of thumbs to consider so you don't get discouraged:If you are sending out very targeted letters like it sounds like you are you can expect for every 100 letters you send to get 5-10 calls.For every 25 calls you get you might get 1 deal.With Direct Mail marketing, volume is the key to get the phone ringing and then to find the one good deal out of the leads you get.

This way you do not get sauce rings in the dough where one bite is dry with no sauce and one bite has too much.

First, the tenant had an office chair that he did not use a mat with (even though we had a lengthy discussion regarding the carpet before he moved in and using a mat specifically) which created a worn ring in the master bedroom as pictured.  

I also like to change the locks when tenants turn over so figuring out a system to keep track of all the keys has been eluding me.I want to keep a ring for each property, with one key for each locked door on it (the original keys).
