Shiva,A couple things to consider; Installation costs & maintenance for upkeep and repair Noise ( certain types of flooring are extremely loud)Real hardwood -one of the more expensive options -installation is time consuming as it has to be nailed down and then sanded/finished -biggest benefit in my opinion is that if your floors get trashed at some point you can always sand them down and re finish them Vinyl Flooring -cheaper than real hardwood -easier to install ( you can either glue it down or float it) - takes abuse fairly well especially moisture -while you can’t refinish vinyl if you float the flooring it’s very easy to pull it up and replace

If the wear is beyond what an ordinary occupant would cause, then it's abuse or neglect.

I don't want to overextend my leverage and abuse my HELOC but also don't feel like I have enough to start out with outside of that. 

For what it's worth, I'm 30 and I know a lot of people my age and younger have put their foot down about unpaid internships because of all the labor abuses.  

(EX: dealing with bad tenants, finding good property managers, sexual harassment, etc).I appreciate your input, thank you in advance.

I hate the fake look of them in the home (people feel that it is cheap, meaning lower rents and abusive tenants). 

Do I report abuse or give it a "vote"?

Many of the tenants said she had mistreated them and I received information that she was abusing drugs and alcohol.Long story short, I went to town that month and interviewed three other people in person.

Is abusive to the property management staff requiring constant communication and taking the attitude "Don't you know who I am?".
