I think proximity to hosiptal and privacy/quiet neighborhood seem to be the biggest things.

Maybe a privacy fence in back helps?  

I looked around the property and to my surprise not to bad, its a half acre and it is surrounded mostly by a privacy fence and the yard looked about perfect.

I am an old man and I like my privacy.
