On VA Rehab/Renovation loans, do they allow for adding ceilings and drywall to basements (no additional rooms in basement, just adding drywall to the perimeter), do they allow the placement of 1 or 2 egress windows in the basement, and do they allow for the removal of non-load bearing walls (for example to open up a kitchen or extend a bathroom into extra space in a closet).2.

You could also include a yoga mat, free weights, and other small gym items in the closet and let the guests figure out where they'll do yoga.

Bedrooms and living rooms will be mostly paint..new sideboards..new closet doors..etc.

My specific question is we have a HUGE bedroom, we can essentially turn it into 2 small bedrooms with closets and meet the requirements to call them bedrooms.

Sounds a bit risky given the clientele, but in my town one small unit with a closet and bath can easily get $650-700 per unit.

As others suggested, spend some time in HD/Lowes and price out materials which you will be needing (tile, laminate, paint, doors, windows, siding, landscape materials, baseboards/door casings, door hardware, electrical fixtures, bathroom vanities, closet doors, plumbing fixtures, etc.

I had a couple spares but they are in the owners closet and it may be 2 or 3 weeks before I go back up.My son is checking to see if he can get the CAD file to print some of these.

And it was priced well below market, somewhere in the mid 300’s, when comps were in the high 400’s and in the 500’s.I thought it would need a lot work, but was surprised when it was in really good condition, had a nice layout, big rooms, actual master suite, nice yard, and a large den which could easily be converted into a 3rd bedroom, by adding a wall and closet.

I spent the first hour after I got the keys sitting on the staircase starring at the coat closet because I had no idea what to do first.
