Remodel-to increase home value

Hi! We're doing some remodeling to help increase our home value with 2 goals in mind

1) Do a cash out refinance to get a downpayment for our 1st investment property

2) Turn this house into a long term rental in 5-10 years. 

My specific question is we have a HUGE bedroom, we can essentially turn it into 2 small bedrooms with closets and meet the requirements to call them bedrooms. Im concerned because they would be just over the 70sq ft size requirements. Putting it in wouldn't cost much I just want to make sure we would actually benefit more now with home value, and later with a slightly higher rent. 

Currently we have a 2 bedroom 1.5 bath.
