I have an email from the utility company that no one has transferred service out of my name since xyz date when last tenant moved out, address, acct#, etc.Then they show the house and claim I told them to do so....They send me a demand for a pro-rated refund that I never said in writing or otherwise, remember, I sent all of their calls to voicemail on purpose and they even call me out on it...I saved all of their texts, call logs and emails.They leave behind some garbage and had an unauthorized pool, which they left behind.

I've read a few forums on apps for property management and still have yet to decide on that, but one app that would really make things easier, would be a purchase order app of some kind, something as simple as even a website I can log into and add in the specifics and it assigns the next number I would use for that purchase.

I have requested the maintenance logs the last two years, leases (with move-in dates, current lease dates and terms), any capital improvements the last three years (to your point probably minimal given this is the time the useful life of things starts expiring), and any evictions/late pays the last two years.

It was now apparent that the contractor just took advantage of me because I was new, and squeezed me for every last dollar I could give him.The best part of the whole story is I logged onto Facebook one day and found my contractor.
