Technically, if you take control of the property, you would have to pay for the demo because it is part of the tax bill.

You don't want to buy or acquire property and its scheduled for demo.

I would probably hold off putting money into or starting demo until that is done.

The full-time employee could always work on the latest acquisition doing demo and removal etc. to prep it for the subs when not busy with repairs.Running out of work and having an employee collect unemployment is not really a concern for us.

The cost to have someone demo the existing tile is not expensive.

I plan to contract the roof and other aspects of the job however, initially I will be using a handyman for some basic demo, drywall & landscaping on the property. 

I have had homes i made loans on only to come back 8 months later and they had been destroyed by vandals and city demo them..
