Both of those require a certain mindset and persistence but there are  examples within the BP community of people who have thrown themselves into one of those and achieved success pretty quickly

I used a local mortgage broker who had access to multiple products and often funded in-house.You're education and persistence will be the most important keys to your success.

As with most anything in real estate (and in life), persist and pivot as you go. 

And I know if I just start with a 100K SFH, I will not reach replacement goal in 10 years, esp knowing that one may not have more than 10 mortgages at one time( if this is true)I don't even know what I just said above is even correct.I am a persistent go getter and WILL do what it takes to get to my goal in an ethical way.Please guide !!

It has been a good source of cash flow into the IRA and I have been able to find nonrecourse loans, you just have to be persistent.
