It is YOUR SECURITY that the tenant will fulfill the terms of the lease and return the property in its original condition, minus ordinary wear-and-tear.

Also agree with Kyle, write your goals down, network with like minded people and be prepared to make the right choices to help you fulfil your goals.  

When I teach, I get a sense of fulfillment.

It's the proverbial "self fulfilling prophesy"!!!  

I have my tenants sign a 1 year with a month-to-month after they've fulfilled their first year and usually most do not stay longer than the second year.

That alone can cause the self fulfilling prophecy effect.You should be happy though, there will be more for you to snap up :-) I have sat the sidelines since last December (but purchased >$4m worth in December) and currently will only enter for a great deal or great value add.  

There are so many niches and specialties, you can almost always find a way to have a fulfilling career - and hopefully make some money.I have been a real estate appraiser for 11 years and had a real estate sales license for almost as long.
