I know what I WANT to do (buy, hold, and rent) but putting it into a format that is presentable, while addressing what I want to accomplist has me a bit stymied.Is there any examples floating around that aren't a fill in the blanks software program?

I am curious to know if this risk can be mitigated through a prepayment penalty of any amount to the end-buyer towards this difference if it applies.Just trying to think creatively here without floating off too far.

The menu bar floats, but does not stay stuck to the top of the view window ... sometimes it's at the top, other times it's 40% of the way down the screen overlayed on other content and occasionally it's on the bottom.When the menu bar is not at the top of the screen, it is not always operational.I'll see if I can grab a better screen shot.

Some will buy at a low cap rate and use a floating interest rate tied to LIBOR to eek out cash flow.Real estate each asset class cycles at various times every 10 years or so.

In CA you always at least needed to be a RE broker to legally lend money. however you know all the private money loans that float around.. just go to any REIA meeting.. any RIA meeting in NV were some private person is lending to some other private person on a 1 to 4 with no license is a violation of the law.
