If your PM is saying it "bounced," well I'm not surprised that you and they are in this situation.If the more-likely scenario of a "chargeback" occurred, then you need to write a letter to the PM asking that they provide, within x number of business days,a) the initial chargeback notice from the card processor, which must state the date of the chargeback, the reason for the chargeback, and the date given by the processor as the deadline to respond to the chargeback.b) Any documented attempts to resolve this with the tenant outside of the chargeback process, once the chargeback is initiated and prior to the deadline given by the card processor to respond to the chargeback.

Currently I do not have any IRA / 401k, and I have been looking at starting and depositing into one before tax day deadline for 2011.I have previously just bought stocks and/or mutual fundsHowever, the more I think about it, the more I'm not so sure about having a IRA/401k.I was planning on rolling it over into a self directed IRA in a year or two to purchase investment properties, however, the long term lack of access to the cash really is starting to bother me, and I'm thinking that even though I will not have the tax shielding from the retirement plan, having the flexibility and access to money for investments or business opportunities will provide more chance for growth.What are the arguments for and against having 401k/IRA from the professionals here, and those with experience in these.Thanks

The deadline for 1099 on efile has already passed, it was on feb 2, supposedly the deadline on The last day of Jan, the last day that you are supposed to send those 1099s.

Fortunately filing deadline for foreign entities/persons is June NA Lewis that seems like a good idea but bearing in mind that a major company that deals with foreign tax filing could not navigate their way easily through my tax issue I would doubt that Elance CPAs would have the requisite experience or knowledge without also referring me to talk to a Tax attorney.Thanks for your suggestions though.

She is renting it out at $850.00 a month.I will be getting the numbers this afternoon, but she is frantic, and is willing for me to take over the 275K loan, deeding the property over to me, leaving her name on the loan.This will be my first property if it goes through, so naturally I am cautious, and would rather take it slow, but her deadline is Wednesday, so I need to overcome my reluctance if we are to do this thing.I'm wondering if I should just be a private lender to her, allowing her to get caught up on her loan without going through the bother of purchasing the building.
