In my (our) area it can be a challenge to find a house without "black fuzzy staining" somewhere.  

Equity trust has hired a new batch of low functioning closing folks and they don't know what can be done and worse they get stubborn re what was just accomplished last month.  

Kind of like the guys back in the day selling tonics and liniments that will grow your hair, cure any disease, smooth wrinkles, remove stains, and make your knees stop hurting when it rains.

I pulled both and they had nasty stains on floor and swill around flange from a leak.

It's shown me how dumb and greedy and stubborn people are in this game called real estate, which is actually just a game of mostly common sense.

In really old houses around my area, there was this yellow pine that they used for flooring, and this really looks great when re-finished and left un-stained.

So friggin stubborn these people.

Knocked down a wall to one of of the bedrooms to create an open concept kitchen/family room (changed the original family room to a bedroom), insulated those walls, drywall/plaster, new electrical (all knob and tube), moved plumbing in the kitchen, new kitchen, painted every room and sanded/stained the hardwoods.Options for the unit the tenants are moving out of 1) Cosmetics (1 month - Rent out February 1 or sooner)- Paint rooms- Sand floors?

I replaced the window in the guest bathroom with a stained glass window I found for $150 in a Salvage/antique shop off of 7th ave in phoenix, called Qcumberz.

Besides the cat piss stain that was recent (within an hour) by the front door, on the carpet, the girls bedrooms, one of them anyways, had several stains on the carpet.
