Sorry for the rough patch, but it sounds like you have a great, nearly new property that is cash flowing, is appreciating in a hot market, is able to be depreciated, and is allowing you to rebuild your cash reserves.

Also see if you can find a local rebuilding center - they will have loads of building materials at discounted prices. 

I really do like the idea of buying/potentially moving abroad, but I will need to rebuild capital first, so I have some time to plan for now.

I don't care about them (buyer beware)...I care about the homeowners who worked their whole life to purchase their home, then upon believing that the wholesaler is some sort of professional, allow themselves to become victims to this nonsense.I have seen it first hand - I managed a property for a client that was going to rebuild their distressed property but had to go through the motions with the city first.

Basically you'd have to rebuild this house from the studs up to make it right.What I want to know is, am I off?

I seriously thought about doing rentals for a full time profession bc me and my dad used to rebuild houses all the time when I was growing up, but the legality nightmares are a pain.

Investors are buying up land, demolishing and re-building on the lot.East Nashville (Nations) is getting major renovations right now.
