Frequent turnovers are more of a ROI killer than a slight market rent increase IMO.

The idea (yours) is great - vacation rentals could be absolutely killer in Napa, and I would jump behind that investment today if it were legislatively feasible.

I agree that is a killer deal on paint. 

CO poisoning is a silent killer, it is worth avoiding even a single death.

The joke was they were also called “superstars” or “coach killers” because they could either be fantastic or overwhelmed and it was very hard to know who would turn into which.Same with this size I think.

Paying above value is generally not a good move, if the terms were killer it is a little easier to justify.

Landlord paid utility especially water is a killer.

This is not necessarily a deal-killer (in fact, it can be a great negotiating point), but you need to go in with eyes wide open and know the zoning, the likelihood of the City getting involved (and the likely outcome if they do), and your lender's position on the zoning/usage and income.  

I didn't know you couldn't add non plus pictures, that's going to be a deal killer for us at some homes, as our drone photos are very helpful.I guess I will finish the plus process so we can get access to their photography, and then leave the plus program and use just some of their new photos. 

I've had limited success finding specific groups on social media to solicit this killer deal in one of Austin's TOD-Transit Oriented Development zones.
