Mike, the construction loan will only finance 75% of the total.Development costs total $1.9M, so the owner's cash needed is about $475k plus about $50k in opportunity cost and a bit more in misc. bank fees & last min. expenses that the construction loan doesn't incorporate when they're calculating their 75%.So that's why I'm looking for a partner.

Hello BP, I am a new investor, i bought my first property in Las Vegas with a VA loan a couple of years ago and have some equity a long with some cash saved up.I am looking to break into a different market since my goal is to have cash flowing Rental properties incorporating the BRRR method into my strategy.Looking for deals, I have stumbled across auction.com, but it seems risky considering no inspections can be completed beforehand.Does anyone have any tips when taking this route to find a suitable property?
