I believe it was a floating rate, and the bank could call it in annually, I believe, if they chose to, but they never did, just made us submit a business and personal financial statement each year.

#2 and #3 is important even when #1 is not present.LPs can get mid to high teens for value add opportunities; so, development needs to be higher due to the risk (think 25% range conservatively).There are a lot of development opportunities floating around and many of them have similar structures and returns as less risky value add or stabilized offerings.

Having $100 floating on your cards every month and paying more then the minimum is a god thing (unless your credit limit is $100 :) )This will help you "build" a score.Buying things and paying them off every month is fine when you already have good credit.

Jermaine here, this is where you meed a good property inspector then you would also go with your own checklist, just make sure your cash flow is great and don't forget you have your renters deposit coming to you also, just to float you until you build up your reserves.

Slower on this than the continental drift- but I was able to find support that it was a legal three-plex and it had a happy ending for everyone except for the usual misbehaving tenants.
