the thing is not about title insurance, the thing is getting the title company, I am using the seller's, just to not make a fuss and also because they are genuinely reputable and good folks and I have an open line of communication with them, the thing is to have title insurance cover the liens exceptions list mentioned on auction.com, does a FULL search cover these liens exceptions, and can you even have a report comprehensive enough to cover all liens exceptions?

To date we just manage our SFR portfolio using a system in Excel that I have built out for financials and other things, plus eRentpayment for rent collections, so I don't have any particular subscription software that I am using that might already provide this sort of mail service.

I've looked into similar structures such as condo-hotels around Orlando (conventions centers, conferences, amusement parks, etc) and from the several places i've looked into, the financials show a ton of overhead and expenses because it runs as a hotel with hotel services and management fees.

I am using conventional financing to purchase a rental property and when I called Bank of America asking if there was a minimum (75k, 50k, 40k, etc.) the mortgage agent told me there was no minimum as long as I put 25% down.

imagine paying for something twice because the first one didnt do it right, if you call him, believe me, he won't show up again. having multi trades is like composing a music, everything needs to work together, if not, the painting guy will blame the baseboard guy that he screwed up his work and you need to pay for touch ups.
