Obviously this is a much different market than Western NY state so I will probably need some hard money lenders to make the next deal fly.

But what about tiny small towns in western NY?

In my sub market in the Chicago western suburbs, real vacancy has been hovering between 3 and 4% for quite a while.

I live and landlord in Allegheny County in western PA.

I don't know where Chagrin Falls is; when I was in Western Ohio it was a swamp area and had a pretty high water table a lot of the time, so a lot of people had constant problems with basements.

In Western PA this costs $900-$1000 if you front materials costs, which I always do because I always want Siemens boards and breakers.

For the original poster: You can look into new western acquisitions.

The reason I invest in ABQ is because the cap rates are far higher than other western markets, and I live here.
