Fish and company get old and smelly in 3 days. 

Lions, tigers, elephants, fish, etc.........including man.

But the smartest investors know it is out there...like fishing when you can see the fish but nothing is biting.  

How can you catch fish without throwing a single line in the water.  

Oh yes as contractors we get a MUCH better price from our suppliers , when you spend a lot of money ( $30K a month plus ) you get  discounts , fishing trips , vacations .  

However, you can also go to where there are more fish biting.  

Overwhelming competition with big fish. 

I like to look at what ever market you choose and then simply google the Median price .then buy as close to the median as makes sense.all the other things  finding a power team ext.. that's just common sense .but if you buy at or near the median then you know homeowners are buying there as well.now if your buying plex's that's a different kettle of fish but if you want to buy SFRs for rentals that seems to work for many.just do not as an out of state investor buy the cheapest thing in an area.. the paper profroma will look great the reality will be quite different over time.

now you may be to new or not experienced enough they may turn you down.. but chances are if your doing well and come in with a good business plan showing how these cash flow cows work they will give you a credit facility to ramp up your business. the 4 mort and 1`0 mort will not even com into the conversation.So go fishing in the correct pond... conventional lending will never get you were you want to be

Suppose you want wifi in your unit. the setup and monthly cost will be the same for a tiny place and for a big place.Its much easier to keep a big fish tank than it is to keep a small one.
