If you don’t mind a little more advice…when I’m running projections like this, I like to use the worst case scenario and if the numbers don’t work out in that scenario, I usually pass on the deal.

It is a very low bar for you to meet, but keep in mind that is also the level of upkeep some S8 tenants might have in mind.

Keep in mind that the sponsors with the longer track records and deeper bench of investors are unlikely to use some of the newer exemptions. 

A deal is a deal, but it helps if you have someone in mind when you contract it. 

In my mind, the liability and possibility of harming the seller outweigh the rewards.  

Very excited to meet like minded people and see what I have to offer. 

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

I personally don't mind an older home - several of mine were built in the late 70s, early 80s.
